Property Viewing

Tenant Screening
We request the following from all tenants to ensure a successful 12 month + tenancy:

  • Previous landlord references
  • Tax Clearance cert or letter from accountant stating that all tax affairs are up to date
  • Three years audited accounts
  • Six Month Bank Statements

Securing the Letting
Prior to the tenant moving in we carry out the following procedures:

  • Collection of 1 - 3 Month Security deposit and the first months 1 - 3 Month Rent depending on Terms
  • Set up a standing order from the tenants account direct to your account
  • Transfer of ESB & GAS bills into the tenants name
  • Collect and record the Stamp duty if applicable
  • Inventory list – list of all furniture signed by the tenant
  • All details are sent to your solicitor and to the tenants solicitor for the Lease

At the end of the tenancy
We will discuss with the tenants and aim to secure them for a renewed tenancy term is required.
